When is the best time to get into real estate?

The number of people going into real estate varies dramatically over time. Our classes are usually largest during and just after peaks in the real estate market--ten times as many students have enrolled during boom years compared with others. Were the students who enrolled during the boom years more successful?

Advantages of enrolling when the market is down

1.      Smaller classes.

2.      Less hectic.

·        Even though we always try to give students the best possible service, when they are crowding in the door we can’t give as much personal attention as we’d like.

3.      You get better instructors and more of their time.

·        Most of our instructors are practicing Realtors. When the market is hot, many Realtors are too busy to teach or can’t spend as much time preparing for class and talking with you after class if they do.

4.      More serious students enroll.

·        Boom times attract many get-rich-quick students who aren’t as interested in learning the business thoroughly as a career. They pay less attention and can detract from the learning environment.

5.      Your broker or sales manager will have more time to train and mentor you.

·        Beginners in any occupation have lots of questions and may become frustrated or make mistakes if their questions aren’t answered.

6.      Everything happens more slowly.

·        When there are multiple, competing offers and exciting bidding wars, it is difficult for a new agent to make the right decision. You may appear indecisive or make a costly mistake. Several leisurely transactions are a better way to enter the business.

7.      When the market turns around, you’ll be ready for it.

·        Others will be signing up for real estate school.
